There are a number of things that can affect the price of a home, including location, type and size of the property, demand in your local area and marketing conditions. The preparation you put into getting your property ready for sale can be the difference between getting a market price and getting a great price.

Presentation of your property is a critical factor in achieving the highest possible price. This is similar to detailing a car before you sell it. A neglected property could send out 'warning signals' to prospective buyers.

So it is important to do whatever is possible to have your property looking its absolute best on inspection day. Here’s a few ideas

  • Having all curtains and blinds open and clean windows will let in natural light
  • Turn on your lights - make sure all light globes are working
  • Your bathroom benches and shower recesses should be clear of clutter & products, remove shower caddies, mats & towels
  • Your kitchen should be clean and clear. Remove clutter from benches and sink area clear fridge of magnets, photos etc
  • Dust all surfaces and remove excess clutter from shelves, bookcases and doorways
  • Make all beds and remove personal items from bedside tables
  • Be mindful of odours such as pets or smoking and open all doors and windows prior to inspection time to help eliminate these.
  • Attend to any minor maintenance issues i.e. doors, windows or gates that stick
  • Keep your gardens neat, weed free and lawns mown.
  • If your property is vacant, you could consider hiring decorator furniture for the period of marketing.
